How to Get a Mortgage While Traveling the Country

As I am traveling for work, I thought I would post this article about traveling while also trying to close on a home..basically..just be up front, and plan with your loan officer.

For those with a nomadic lifestyle, the idea of homeownership might seem out of reach. However, getting a mortgage while traveling is possible with the right preparation and approach. Whether you’re an RV traveler, a digital nomad, or frequently on the move, here’s what you need to know to secure a mortgage while enjoying life on the road.

1. Stable Income is Key

Lenders want to see consistent and reliable income. If you’re self-employed or a remote worker, be prepared to provide at least two years of tax returns, profit and loss statements, and possibly bank statements to verify your earnings. W-2 employees with a steady paycheck will have an easier time proving income, but freelancers and gig workers should ensure their documentation is in order.

2. Maintain a Physical Mailing Address

Even if you’re always on the move, lenders require a stable mailing address. This could be a family member’s home, a friend’s address, or even a virtual mailbox service. A P.O. box typically won’t suffice, so consider using a service that provides a physical street address.

3. Optimize Your Credit Score

A strong credit score will make the mortgage process smoother and help you secure better rates. Before applying, check your credit report, dispute any errors, and work on reducing outstanding debts. Most lenders prefer a credit score of at least 620, but higher scores will unlock better terms.

4. Be Prepared for Extra Verification

Lenders may ask for additional documentation since frequent travel can raise concerns about financial stability. Be ready to explain your work situation, income sources, and why you’re seeking a mortgage while traveling.

5. Choose the Right Loan Program

If you’re a first-time homebuyer or a self-employed borrower, certain loan programs may be more flexible. FHA, VA, or non-QM (non-qualified mortgage) loans can accommodate different financial situations. Working with a knowledgeable mortgage professional can help identify the best loan option for your needs.

6. Utilize Online Mortgage Services

Many lenders offer digital applications, e-signatures, and online document uploads, making it easier to secure a mortgage from anywhere. Ensure your lender is comfortable handling a remote transaction and that you have reliable internet access to complete the process smoothly.

7. Consider a Co-Borrower or Guarantor

If your income or credit situation is complicated, adding a co-borrower with a stable financial profile could strengthen your application. A trusted family member or partner with strong financials can help you qualify for better loan terms.

8. Plan for Closing Logistics

Closing on a home requires notarized documents, which can be tricky while traveling. Many lenders offer remote online notarization, but it’s best to confirm this early in the process. If you need to be present for an in-person closing, plan your travel schedule accordingly.

Final Thoughts

Getting a mortgage while traveling isn’t impossible—it just requires careful planning and the right strategy. By ensuring a stable income, maintaining strong credit, and working with an experienced lender who understands your unique situation, you can become a homeowner without giving up your adventurous lifestyle.
